Demand problem or project problem?

The cheapest research you can do costs nothing and takes ten minutes, because Rajasthan RERA publishes every registered project.

Short answer

Look at how many projects registered with RERA in your tehsil in the last two years. Steady registrations mean developers see demand there, so slow sales point to positioning, reach or follow-up. Almost no registrations means demand is the open question, and the answer is not a bigger ad budget.

What the register actually tells you

A developer registers with RERA before selling. So registrations are the earliest public signal of supply, usually months before hoardings and campaigns appear. Read three things for your tehsil: how many projects registered this year, how that compares with the last four years, and when those projects promise possession.

District context: 2,374 projects have registered in Jaipur district since 2017. 2025 was the record year with 455. In 2026 up to 22 September 2026 there are 235, of which 131 are plotted. Plotted registrations averaged 170 a year between 2022 and 2025.

Three checks the register cannot answer

Run a demand test before a launch budget

If the register is thin for your corridor, do not commit a launch budget to find out. Spend two to three weeks and a small amount instead:

  1. One landing page with the real price band, layout and location. No launch date, no hype.
  2. Rs 15,000 to Rs 25,000 of Meta pointed at the corridor and the nearest towns people commute from, with a lead form.
  3. Rs 10,000 of Google Search on the locality name plus plots, flats and your project type. If nobody is searching, the campaign will barely spend, and that itself is the answer.
  4. Call every lead within an hour and note two things: are they buying to live or to invest, and what else did they look at.

Twenty conversations tell you more about demand than any report. If most say they are comparing two named projects nearby, demand exists and you have a positioning problem. If you cannot fill twenty conversations at all, the corridor is early.
