Jaipur Real Estate Launch Report 2026

1. 2025 was Jaipur's busiest year for new projects

455 projects were registered with Rajasthan RERA in Jaipur district in 2025. That is 75% more than 2024 (260) and roughly one and a half times the 305 and 304 registered in 2022 and 2023. The 2017 figure (280) is inflated by the backlog of ongoing projects that had to register when RERA came into force.

2026 is running slower than 2025: 235 registrations to 22 September against 317 in the same period last year (down 26%). It is still 29% ahead of the same period in 2024 (182), so the market is cooling from a record rather than falling.

2. Plots have overtaken apartments

For RERA's first years, group housing (apartments) led Jaipur's registrations. Plotted projects closed the gap in 2022 (142 against 151), edged ahead in 2023 (149 against 145) and pulled clearly away in 2025 (261 against 183). Plots were 40% of new registrations in 2021, 57% in 2025 and 56% in 2026 so far.

3. New plotted launches are moving south and west

Sanganer and Jaipur tehsils still register the most projects overall. But the new plotted supply is spreading out. In 2026, 69% of plotted registrations are outside Sanganer and Jaipur tehsils. Chaksu has registered 29 projects in 2026 alone, against 91 in its entire RERA history. Madhorajpura has 20 of its 32. Phulera (Sambhar) and Phagi follow.

Apartments tell the opposite story: 96% of 2026 group housing registrations are in Sanganer or Jaipur tehsil, close to jobs, schools and existing infrastructure.

4. Most new projects promise completion in about 2.8 years

The median 2026 registration lists a completion date 33 months after approval. 52 Jaipur projects have had their registration revoked and 11 are suspended, about 2.7% of everything registered since 2017.

What this means if you are launching a project in Jaipur

• Plotted launches now compete tehsil against tehsil. A Chaksu or Madhorajpura buyer is comparing several new layouts at once. Campaigns need corridor-level targeting and a clear reason to choose your layout: approvals, access roads, price per square yard and live availability.

Methodology

We searched the Rajasthan RERA public project register (rera.rajasthan.gov.in) for District = Jaipur on 22 September 2026 and received 2,374 project records. Each project's year is taken from its registration number (for example RAJ/P/2026/5414); the 21 projects listed as RERA-exempted have no year and are left out of the yearly figures. Project type and tehsil are as recorded on the register; a small number of records have no tehsil and appear as "Not recorded" in the data table. 2026 figures are partial, up to 22 September. This report counts registrations, not unit sales or launches without RERA registration. We will update it each quarter.
